Masonry refers to what is commonly known as CBS Block construction. The acronym ‘CBS’ stands for ‘concrete block construction’.
Wood Frame construction is exactly what it sounds like, as in, the framing of the home, meaning the outer and inner walls of the home are made by utilizing wood, usually a size of wood lumber, called 2″ x 4″, set up vertically, and then braced at 16″ on center.
Precast construction refers to ‘pre-manufactured modular construction’, meaning that the modules, or sections, of the construction of a building are completed in a factory setting and then shipped to the site location.
All the modules, or sections, are then assembled and permanently affixed to each other and a concrete slab, and yes ‘precast modular construction’ does meet South Florida Building Code post Hurricane Andrew.
Andrew was a Category 5 storm that devastated Miami-Dade county in 1992, and caused an overhaul of the Florida Building Code, which became effective in 1986.

CBS, or Concrete Block Construction is a very common choice for commercial applications depending on the size and height of a building.
Referring back to what we covered in the Residential Section to the left, under the Wood Frame heading, Wood Frame Construction often uses wood lumber known as a two-by-four, lumber cut to 2″ x 4″ to create a wood frame.
In South Florida, Wood Frame Construction is general not the first choice of building materials, due the prevalence of wood-eating termites in our very warm climate.
Referring back to what we covered in the Residential Section to the left, under the Manufactured heading, the same concept applies to commercial construction, whereas, modules, sections, or whole walls are pre-manufactured at a factory and then delivered to the site location.
In the commercial application, this is commonly referred to as ‘pre-cast’ especially when a wall section is being discussed.
Generally speaking, within Residential and Commercial construction, the three major types of convention construction, that is, masonry, wood frame, and manufactured, are the same, what differs is the end use of the building, whereas one is for typical home living use and the other is for business use.
